Eight wet units will bury a normal apartment hopper in a day. Then people start stacking on the pad, the fire lane, and the neighbor’s fence.
A roll-off is a tool. It is also a magnet. If you manage the property, you need a placement plan and a lock, or you will pay to haul the street’s TVs.
If you are a tenant, do not “help” by filling the only dumpster with your soaked sectional unless the office said that is the plan.
Do this now
- Owner or manager: call your hauler for a roll-off sized to the demo, not to optimism.
- Put in writing what tenants may throw and when the extra dumpster arrives.
- Place it on a pad or allowed pavement. Do not block fire lanes, inlets, or the only exit.
- Photograph the empty and full container for the building claim.
What to tell the hauler
Flood contents and construction debris are different tickets at a lot of Houston transfer stations. Mixed loads cost more or get rejected. Say it is wet drywall, carpet, and furniture. Ask about refrigerators and whether they need to be certified empty. Ask how many swaps you can get this week. After a wide flood, boxes are scarce. Order earlier than you think.
Tenants and access
If you open the dumpster to residents, appoint hours and a person. Otherwise the first dry building on the lot will throw Christmas decorations they have been meaning to lose. If you keep it for contractors only, say so on the door and on the email. People are raw. Clear rules beat a shouting match at 10 p.m.
Weight, leaks, and the lot
Wet gypsum is heavy. Overfill is how a truck refuses the box and you live with a stinking wall for another week. Keep liquids and chemicals out. A leaking dumpster on a hot slab is a health complaint waiting on 311. If the city says you cannot put a roll-off on the street without a permit, believe them and ask the permitting desk. Fines on top of a flood are a special tax on rushing.
Verify live. Status changes hourly. Confirm street-placement permits with the City of Houston or the county, and confirm dumpster supply with your contracted hauler. Availability tightens after each event.
