Street water did not have to touch your slab. A failed roof, a blown boot, or an upstairs tub overflow can rain into your unit for hours after the sky clears. That is still a flood in your life. It is a different claim path than bayou water at the door.

Look up. Brown rings spread fast in our humidity. A soft ceiling can let go while you are scrolling.

Tell the office and, if you can do it without a fight, the upstairs neighbor. You need both names in the file.

Do this now

  1. Get out from under any sagging or dripping ceiling. Catch water with a bin if it is safe to stand there.
  2. Photograph the stain, the drip, and any upstairs source you are allowed to see.
  3. Notify the landlord in writing that water is entering from above and the unit may not be safe.
  4. Unplug electronics in the wet room from a dry area. Do not reach into standing water to save a power strip.

Roof rain vs neighbor water vs street flood

Rain through a failed roof or flashing is often a wind or building-envelope issue. A washing machine overflow is a plumbing issue. Street or bayou water at grade is flood. Those labels matter to insurance. They do not change your right to a dry, safe unit. Do not let anyone talk you into “it’s just condensation” while insulation is dumping onto the bed.

Who talks to whom

You notify the owner or manager. They notify their carrier and, if needed, the upstairs tenant. You do not have to mediate a neighbor fight to get a tarp on the roof. If the upstairs unit is vacant or the resident is gone, say that. Ask for emergency tarping the same day. Afternoon Houston storms will use the same hole again.

Your stuff still needs a paper trail

Renters policies sometimes cover sudden water from above and sometimes exclude flood or neglect. Call the carrier and tell the truth about the source. Keep the claim number. If the landlord’s contractor wants you to sign a pack-out, read it. You can let them dry the building without handing them your contents claim.

Verify live. Status changes hourly. Ask the manager whether they already called a roofer or plumber. Confirm any building-wide boil-water or power shutoff before you use fixtures in a wet ceiling chase.
