Anyone can dump a shop vac in a hallway. Good extraction gets water out of the pad, the wall cavity, and the edges of the slab, then leaves machines that actually drop humidity.

In Houston, ‘it feels drier’ is a lie your skin tells you. The air is a wet blanket even on a good day. You need numbers.

If the crew is gone in 40 minutes with no meters, you bought a performance.

Do this now

  1. Watch them pull standing water and lift wet contents off the floor.
  2. Ask for moisture readings before they set the last fan.
  3. Count air movers and dehumidifiers. Write the count on your phone.
  4. Get a return window for the next reading, not ‘we will call you.’

What the machines should be doing

Air movers skim the wet surface and feed evaporation. Dehumidifiers pull that moisture out of the air so it does not sit in your studs. One without the other in this climate is a mold clock.

They should not point a fan at a still-soaked carpet and leave. They should not close the house up with no exhaust plan if they have not set dehumidifiers.

Ask where the condensate goes. A dehumidifier dumping back onto the slab is comedy.

The next morning test

The slab should not still have puddles at the baseboards. The humidity in the work area should be heading down, not matching the backyard.

If the company cannot show you a lower reading than yesterday, call them back before you pay a progress invoice.

Good crews also tell you what they cannot save. That honesty is a feature.

Written scope or it did not happen

Houston restoration threads after Harvey kept landing on the same ask: written scope, moisture readings, and who pays if the adjuster cuts the line item. Street water is contaminated. Porous materials usually leave. Do not sign an assignment of benefits on the porch so a stranger can run your claim.

What Houstonians learned after Harvey-style floods

Extraction, air movers, dehumidifiers, and moisture logs beat a box fan in a wet room. Ask for a written scope, itemized estimate, equipment log, dry standard, photos, and proof of insurance. Clarify what needs the adjuster's ok before demo. For mold, look up a TDLR-licensed assessor. A remediator's hallway opinion is not an independent assessment. Read reimbursement rules before you sign a work auth.
