The company already in your hallway will find work. Sometimes that work is real. Sometimes the mold add-on arrives because the extractor wants a second bite.

An independent mold assessment or industrial hygienist is useful when people are sick, the house is big, or you do not trust the scope. It is slower and it costs money you may not have today.

You can start extraction without a novel of lab results if the water category is obvious. You should not authorize a whole-house fog because a salesman said ‘spores.’

  1. Let emergency dry-out proceed if the house is still wet. Do not wait on labs to pull standing water.
  2. Ask the restoration company to separate mitigation from mold remediation on the estimate.
  3. If you hire an assessor, pick one who does not also sell the teardown.
  4. Keep every scope in writing so you can compare square feet.

When the restoration quote is enough

Obvious flood, obvious wet materials, a crew that meters and cuts to a line: you may not need a third party on day one.

Ask them to photo the growth and the wet readings. You can always bring in an assessor if the price jumps.

If they want to ‘treat the whole air’ with a secret chemical and no demo, that is a sales pitch. Moisture first.

When to pay for independence

A fight with the insurer about how far mold spread. A child who cannot stay in the house without wheezing. A seller or landlord dispute.

Look for someone who will write a protocol another contractor can follow. If the assessor requires that only their sister company do the work, you bought a bundle, not independence.

Labs can be useful. A stack of spore traps without a moisture map is a prop.

Health over a closed wall

CDC’s flood cleanup page and EPA’s mold page both treat wet cavities as a health job, not a weekend bleach project. If anyone in the house starts coughing or wheezing, get them out of the work zone. A TDLR mold assessor is the Texas license to look up when a company wants to diagnose and remediate in the same breath.
