Restorers sort water into three buckets because the health risk and the tear-out change. This is not trivia. It decides whether a carpet can be cleaned or has to leave.

Clean water is from a sanitary supply, like a broken pipe, and it has not sat long. Gray has picked up household soil: washer overflow, some dishwasher water, a dirty sump.

Black water is sewage, toilet backup, and surface flood from streets and bayous. If Brays or the feeder was in the living room, do not call it rainwater to save a sofa.

Do this now

  1. Name the source out loud: pipe, appliance, cleanout, street, or bayou.
  2. Treat any street or bayou inundation as black water.
  3. Keep kids, pets, and open cuts out of it.
  4. Tell your insurer and any crew the source. Do not downgrade it to get a cheaper clean.

Why the label matters

Category 1 can sometimes be a dry-out with limited demo if you are fast. Category 3 means porous materials that soaked are usually gone. Drywall, pad, and many cabinets do not get a spa day.

Houston stormwater is not a mountain creek. It ran through ditches, yards, and riverine channels. Assume contamination.

If clean water sits for days in the heat, it becomes a higher category. Time and temperature change the job.

How people talk themselves into a mistake

‘It was only a few inches.’ Inches of black water are still black water. ‘It looked clear.’ Clarity is not a lab test.

Say ‘bayou and street flood’ on the claim. If it was only a water heater pan, say that. Accuracy helps you. Fantasy helps the mold.

PPE steps up with the category. Bare feet in chocolate water is not toughness.

Health over a closed wall

CDC’s flood cleanup page and EPA’s mold page both treat wet cavities as a health job, not a weekend bleach project. If anyone in the house starts coughing or wheezing, get them out of the work zone. A TDLR mold assessor is the Texas license to look up when a company wants to diagnose and remediate in the same breath.
