Mold after a Houston flood is not a mystery. Wet paper, heat, and time. The question is whether you can finish drying first or you already have a growth problem you must treat as the job.

If materials are still wet from yesterday, your first move is still water out and dry air, not a fogger from a kiosk.

If you see spreading growth on living surfaces, or you can smell it in the air handler, you do not wait for a convenient Saturday.

Do this now

  1. Keep pulling water and running dehumidification on anything still wet.
  2. Bag and remove small ruined items that are already fuzzy.
  3. Get people with asthma out of rooms that smell like a pond or a locker.
  4. Call a restoration or mold pro if growth is on walls you plan to keep or in the HVAC.

What can wait a little

A soaked book you already decided to toss. A closet of clothes in garbage bags headed out. You do not need a 10-page protocol to throw those away after photos.

Cosmetic spots on trim that is coming off this afternoon can ride with the trim.

Do not let ‘wait’ mean ‘close the house and leave town for a week.’ That is how a small stain becomes a project.

What cannot wait

Growth on drywall you hoped to save. A sweet or earthy smell from the air handler. Visible mold in a bedroom where someone still sleeps.

Anyone immunocompromised in a house with active growth needs a different building to sleep in. That is not drama.

Skip the industrial fogger-as-a-personality. If you cannot open the wall and dry it, you are decorating spores.

Health over a closed wall

CDC’s flood cleanup page and EPA’s mold page both treat wet cavities as a health job, not a weekend bleach project. If anyone in the house starts coughing or wheezing, get them out of the work zone. A TDLR mold assessor is the Texas license to look up when a company wants to diagnose and remediate in the same breath.
